Rental Application Approval Criteria

We are working with our community maintain quality in the neighborhood. Therefore, we have a very thorough screening process. If you meet the application standards and are accepted, you will have the piece of mind knowing that other residents are being screened with equal care. Please review the following list of criteria. If you feel you meet these standards, please apply.

Equal Housing: It is our expressed policy not to discriminate against any person based on race, color, religion, sex, national origin, familial or handicap status.

Legal Age: All applicants leasing and apartment must be of legal age to sign a contract. Applicant must be 18 years or older or an emancipated minor. An emancipated minor is a person less than 18 years of age who is or has been married, is on active military duty or has a court emancipation order.

Identification: All visitors must present a current photo ID issued by a state or government authority. (i.e. State Issued Driver’s License, State Issued Photo Identification , current Passport, current United States Military ID card or Visa issued by US Immigration and Naturalization Services). A copy of applicant’s photo IDs will be made and retained at time of move in.

Occupancy: A maximum of two people persons per bedroom per apartment home. (Example: 1/1 = persons; 2/2 = 4 persons; 3/2 = 6 persons; 4/2 = 8 persons). Infants under 1 year of age do not count as occupants.

Application for Residency: An application for residency must be completed and maintained for each applicant 18 years or older. If all rental criteria are not met, an additional deposit or risk fee may be required per the managers discretion.

Qualifying Standards


Rental History: Up to 24 months of rental history may be verified on present and previous residence. A positive record of prompt monthly payments, sufficient notice, without damages is expected. Evictions, skips or money left owing to a Landlord within two (2) years of application date or falsification of this application may result in an automatic rejection.

Credit History: A complete investigation of the credit history of each applicant will be made and will require a minimum of 50% satisfactory rating. If more than one applicant, credit will be combined for overall score. Medical bills and/or student loans will not be counted a derogatory.

Income: Applicants must have a verifiable income source. Individual gross income must equal three (3) times the amount of the monthly rent. Acceptable income verification required may include pay stubs consecutive for a two month (2) period, a notarized letter from the employer on company letterhead that will be verified, the most recent W2 (if still employed with the same employer from previous year) or proof of assets equal to 1 times the lease term. Self employed applicants may be required to supply the most recent IRS tax return or certified verification from their company accountant or bank. Retired must provide documentation of the ability to pay rent. Students must provide proof of financial aide or attain an approved Lease Guarantor.

Lease Guarantors: This community MAY or MAY NOT permit guarantors. Please contact the leasing professional for this communities' policy. A guarantor's individual gross income must equal (7) times the monthly rent and be a family member. A Lease Guarantor and /or additional security deposit may be required upon evaluation of the rental application(s). Lease Guarantors may be accepted for income qualification purposes only and must reside in the USA. Guarantor must qualify based not only on the proposed rent amount for the applicant's apartment, but the combination of the proposed rent plus their own housing obligation.

Criminal Background Check: A complete investigation of each person age 18 are subject to criminal records verification. Applicants/ occupants/ co-signers will not be accepted if any of the following statements apply:

  • At any time, have a felony charge, conviction or received deferred adjudication for a felony. (Accept white collar DWI / DUI)
  • At any time, have had a misdemeanor conviction for a sex crime.
  • At any time, have had a conviction or deferred adjudication for a crime that is drug related, or that involves firearms, or violence against a person and or property.

The applicant agrees that the lease shall be terminated in the event the applicant, after moving onto the property, is convicted of a felony or misdemeanor for a crime against a person, another person’s property or against society, and/or appears on the list of known terrorist and wanted fugitives or sex offenders list.
Note: This requirement does not constitute a guarantee or representation that the residents or occupants residing at the apartment community have not been convicted of a felony or not subject to deferred adjudication for a felony.

Notification: Applicants will be informed of the status of their application within 24 hours (Monday – Friday) from submitting the application and the required processing fee. If the applicant is rejected , the applicant will be given an adverse action letter with the information of who to contact to obtain their report. Management cannot be held responsible for inaccuracies contained in any information obtained, and is not allowed to provide details to the applicant regarding said information.
